Our Extensive Research System

Unlike many other project marketing or development firms, we focus on the top 2% of property developments that provide the best possible potential return for our clients.

  • We research and source  for our clients boutique townhouse stock, with a good land content and typically only 4-12 pieces of stock in a single project that usually settles within 6 months of purchase.
  • Based on our extensive 17 point Investment Property Research System (IPRS), we constantly analyse and scour the top leafy green suburbs of Melbourne and Brisbane. Our checks analyse data such as proximity to major infrastructure, transport, council zoning, supply & demand, yields, independent valuations and much, much more. Only once a project has passed these checks at a high enough level are these then presented to our clients.

During our rigorous property research, we look at the floor plans, fittings and technical specifications of the:

  • OTP vs. Established
  • Size & Scope
  • Price Points $ Per Metre
  • Build Quality
  • Developer Due Diligence

Extensive fundamental analysis is done on the suburb and investment drievrs in the area including it’s:

  • Walk Scores
  • Proximity to CBD
  • Proximity to Transport, Schools, Employment Hubs, Shopping Centres, etc.

To determine if this property will have steady long term capital growth, we look at the:

  • Ratio between Supply & Demand
  • Infrastructure
  • Population Forecast ID
  • Vacancy Rates
  • 10 Year Median Price

If a property reaches stage 4, we conduct an independent valuation based on:

  • Internal Factors
  • External Factors
Only once a piece of stock has passed the previous 4 checks do we recommend our clients invest in such a property.

With massive oversupply, areas such as Docklands and the CBD often have poor demand, high vacancy rates, and very poor capital growth.

Endless House & Land Packages

Endless House & Land Packages

With low or non existent infrastructure, poor rental yields, almost unlimited supply and low demand, this is risky.

Rural & Mining Areas

With long term capital growth and demand so poor, and unsustainable, short term mining fads, we don’t risk our client’s capital here either.
